He maps old- and new-money areas in five Southern cities: Austin (older areas east of the Colorado River like Tarrytown/Pemberton Heights/Enfield; newer wealth west and in South Austin and hill-country suburbs), New Orleans (old money in the Garden District and Audubon Park/Carrollton; limited new money near Metairie Country Club amid long-term decline), Nashville (limited old money in Belle Meade; newer wealth in Brentwood and Franklin), Atlanta (wealth concentrated north, with Buckhead a core mix; old money also in Cascade Heights, Inman Park, Druid Hills/Ansley; new money in northern suburbs from Sandy Springs to Alpharetta/Milton), and Tampa (old money in Davis Islands and Palma Ceia; new money south of Kennedy and on Pinellas barrier islands and Belleair areas).
