    Shannon doesn't offer just theory — she shares her first short sale listing in full, from a June 2025 list date to a final April 2026 closing. Two lenders. Sellers who had relocated to the Netherlands. A buyer committed enough to wait months without a guaranteed price or timeline. And, at the finish line, an HOA management company that refused to provide a legally required document. "We could never move on without closing a loop that we had the power to close," the sellers told her. That sentence says everything.
