Good guide, but it's better to just do all that illegally as many do, or not to do it at all. As just too much hassle and risk. Doing illegally you run a higher risk but at least that will be profitable.

This is the third book of Rob's that i have purchased now and they have all been brilliant. Informative, fukl of education, easy to understand and to the point with a sprinkle of humour to get tbrough the heavier parts such a tax and insurance . After reading this book i have been given the confidence to make my first investment and although i will choose to have my property managed by a letting agent as i am time poor, i now feel i have the knowledge to make sure i provide a good property for a tenant, will be able to choose a good letting agent and know exactly what sort level of service they should be providing me with to enable myself and my tenant with a good experience. Keep up the good work Rob!

This is a fine introduction in the practicalities of how to dot the I's and cross the T's in preparation for your first rental home, for which I found it extremely useful.

However, the regulatory framework is changing so fast for UK landlords that there are already some glaring omissions - noticeably the law on ECIR.

Also, it is too keen to promote its own YellowLetting service and fails to mention the how landlords can use OpenRent, which is already the largest letting agent in the UK, completely online and a disruptor to the high-street letting agent traditional model.
