  • E29: Red Flags That Kill Real Estate Deals (And How to Avoid Them)
    Oct 17 2026

Interest rates are rising heading into fall 2026, and Jerry's advice is simple: stay calm. Values are still strong in Western New York, cash buyers are still active, and a market shift is not the same as losing money. But rates are not the focus of this episode. Jerry pivots quickly to something that affects every transaction regardless of market conditions: the red flags that buyers and sellers send without realizing it, and how those signals quietly kill deals.

For buyers, the red flags start before you ever see a house. Being evasive about financing, coming in with a weak deposit on a high-priced offer, submitting a pre-qualification instead of a true pre-approval, and waiting days to sign a document you already agreed to are all signals that tell a seller and their agent you may not be serious. Jerry walks through each one in detail, including why the appraisal needs to be ordered the moment you apply for your mortgage, why your rate lock window needs to account for closing date drift, and why meandering through the inspection process can cost you a house you already won.

For sellers, the red flags look different but are just as costly. Going silent after receiving an offer lets buyer excitement turn to anxiety. Refusing a reasonable inspection request because you believe a better offer is coming is a gamble that rarely pays off. Jerry shares a real story of a seller who turned down an over-list offer over three minor repairs and never got another one. The episode closes with practical walkthrough tips for both sides and a reminder that in real estate, the regrets are almost never about the house you bought.

  • E28: Stop Trying to Time the Market: When Is the Right Time to Buy?
    Sep 11 2026

Every agent on social media will tell you now is a great time to buy. Jerry disagrees, not because the market is wrong, but because the question itself is wrong. The right time to buy has nothing to do with inventory levels, interest rates, or whether it is a buyer's or seller's market. It has everything to do with whether you are ready. Drawing on Warren Buffett's principle of planting a tree and waiting for it to grow, Jerry reframes real estate as a long-term compounding asset, not a market timing play.

Before buying, Jerry argues every buyer should build what he calls the four-pronged financial chair: a 401k or IRA, basic emergency savings, after-tax investments like stocks or a Roth, and real estate. All four legs need to be in place before making the jump. He walks through exactly how equity builds over time even at today's rates, how a young couple in Western New York turned a $140,000 townhouse into $70,000 in equity and a stepping stone to their next home, and why making consistent monthly contributions across all four prongs is what actually builds long-term wealth.

Jerry also takes on the myths. He breaks down why the phrase "date the rate, marry the house" is one of his least favorite expressions in real estate, why house hacking looks a lot more glamorous on social media than it is in practice, and why people who sell in a down market almost always did so because they were balancing on one leg of the chair. If you are thinking about buying for the first time or trying to figure out when the timing is right, this episode gives you a framework that has nothing to do with the market and everything to do with your life.

  • E27: HOA Headaches: What Condo and Townhouse Sellers NEED TO KNOW Before They List
    Aug 21 2026

If you own a condo, townhouse, or patio home, the rules of selling just got more complicated. In this episode, Jerry Thompson breaks down everything buyers and sellers need to know about homeowners associations, from understanding your two layers of government to navigating the compliance certificates that are now quietly derailing closings across Erie County. What used to be a formality is becoming one of the most overlooked obstacles in real estate transactions today.

Jerry shares three real stories from his transactions this year where compliance certificates created major surprises. Two holes in a window screen delayed a closing by a week and a half. An aging concrete patio blindsided a seller who had lived there 20 years without a single notice. A missing custom handrail held up a closing for two and a half weeks while a specialty company was tracked down. In each case, the seller had no warning, and in each case the deal almost fell apart.

On top of compliance issues, Fannie Mae and Freddie Mac are tightening their lending standards for association properties starting in 2026 and ramping up in 2027. Associations that do not meet the new reserve requirements will no longer qualify for conventional financing, cutting off the vast majority of buyers and putting downward pressure on prices. Jerry gives sellers and buyers a clear checklist for getting ahead of all of it before it costs them a deal.
