  • Galt Housing Market Update | October 2026
    Oct 20 2026

This week we are in Galt, where there are 91 homes for sale and 20 of them sold last month.

We get into the gap between what is being asked and what is actually closing, the median asking price is $598,000 while the median sale came in at $557,193, and why that roughly $40,000 difference is the whole story of this market right now.

We also look at why half the homes here go under contract in about five weeks while the other half sit, what a $330,000 to $1,610,000 spread in a single month means if you are trying to price your own house, and where mortgage rates landed.

Then the Galt Market, the Senior Health and Resource Fair, Spooky Family Movie Time at the library, Fall Fest Candypalooza on Halloween, and the sandhill cranes back at the Cosumnes River Preserve.

All figures are MetroList figures for single family homes, previous 30 days.

Our office is hosting The Legacy Table on Thursday, November 5 in Folsom. A broker, a lender, a CPA and a trusts and probate attorney on forty ways to help your kids and grandkids buy a home. Free, nothing sold. Details and seats at https://legacytableseminar.com

  • Placerville Housing Market Update | October 2026
    Oct 13 2026

Placerville has 145 homes on the market and 25 that sold last month, which works out to roughly five to six months of supply. That is a slower, broader market than the valley towns, and it means something different depending on which side of it you are standing on.

In this episode: why the average sale price is the wrong number to plan with in a town where homes closed anywhere from $260,000 to $1,060,000 in a single month, what a 50 day average on market means if you are selling and need to be somewhere by a date, and where mortgage rates landed this week.

Also, Robinson's Pharmacy on Main Street is joining Marshall Medical, and what is happening around town through Halloween, from Apple Hill to Third Saturday on Main.

Figures are the MLS's, from MetroList, for single family homes over the previous 30 days. The rate average is Freddie Mac's weekly survey for the week of October 8, 2026.

  • Citrus Heights Housing Market Update | October 2026
    Oct 8 2026

Thinking about buying or selling in Citrus Heights, or just curious about what is happening in the local market this fall?

In this episode we look at why more than 40 percent of the homes for sale in Citrus Heights have already cut their price, and why that standoff between buyers and sellers is not necessarily a reason to wait.

We get into the math most people skip: how a seller credit or a rate buydown can do more for a buyer's monthly payment than a price reduction on the same house, and what that means if you are the one deciding where to list.

We also talk about what is replacing the old Sunrise Mall, and what is happening around town this month.

Market data is from MetroList, single family homes, previous 30 days. Mortgage rates are from Freddie Mac's weekly survey. Local event information comes from the Sunrise Recreation and Park District and the City of Citrus Heights.
