What should you do if you suspect mold in your home, but you can’t see where it’s coming from? And why can simply spraying a moldy surface fail to solve the underlying problem?

In this episode of the Shop Jersey Shore Podcast, host Lisa Mazzuca talks with Marc Case of MasterTech Environmental Services Jersey Shore in Toms River, New Jersey about mold inspections, mold remediation, mycotoxins, biohazard cleanup, hoarding situations and the specialized work involved in restoring a home to a safer environment.

Marc grew up in the restoration industry, working in his family’s carpet and upholstery cleaning business before expanding into mold inspection and remediation. After Superstorm Sandy, he saw firsthand how complicated mold problems could become and how important proper education, testing and remediation procedures are. MasterTech Environmental Jersey Shore launched as a franchise operation in 2017, with Marc completing specialized certifications related to mold inspection, microbial remediation and restoration.

In this conversation, Marc explains why mold does not always start with an obvious leak. High humidity, hidden moisture and conditions inside crawl spaces, attics and walls can allow mold to develop gradually. A homeowner may not see visible mold at all, making a professional inspection an investigative process that can involve thermal imaging, moisture meters, humidity measurements and laboratory sampling.

Marc also walks Lisa through the different types of mold samples that may be used during an inspection, including swabs, tape lifts, bulk samples and air samples. Laboratory results are typically returned within 24 to 48 hours, after which Marc reviews the findings with the property owner and explains what was detected, where it may be coming from and what steps may be appropriate next.

One of the biggest misconceptions discussed in the episode is that mold remediation is as simple as spraying bleach or another cleaning product onto a visible spot.

Marc explains that mold can establish itself within porous building materials. Proper remediation may involve containment, HEPA vacuuming, antimicrobial treatment and physical removal of contaminated materials or mold growth. Sheetrock may need to be removed, while structural components such as joists often require specialized cleaning or agitation because they cannot simply be taken out of the home.

The episode also covers why household bleach can create a false sense that a mold problem has disappeared. Bleach may remove discoloration while leaving contamination within porous materials, which is why identifying and removing the source is so important.

Marc spends time discussing mycotoxins, a subject he believes homeowners should understand when evaluating mold remediation.

Mycotoxins are compounds produced by certain molds. According to Marc, completing a remediation project means thinking beyond visible mold and addressing contamination associated with it as part of a comprehensive cleanup strategy. He explains why source removal remains central to the process and how specialized products may be used as part of treating remaining contamination.
