Summary
Realtor Gone Rogue is where I think out loud about how the real estate industry actually works — and where it quietly fails the people it's supposed to serve. I'm Nick Aufenkamp, a writer and practicing broker leading The Tartan Team in SW Washington. Here you'll find my essays read aloud, plus my take on the news reshaping how homes are bought and sold — MLS policy, private and pre-market listings, the portals and brokerages, and the incentives driving it all. • The Faustian Bargain
    Oct 19 2026
Rob Hahn read my last piece and cast me as the defender of the status quo. I've been called a lot of things — "defender of the status quo" has never been one of them. So it's worth asking plainly: what am I actually defending? Not the MLS. Not IDX. I'm not even opposed to the MLS doing less, or to a public utility eventually taking over its consumer-facing role. What I'm defending is a principle — that in a market as consequential as housing, consumers deserve broad, timely, reliable access to the core facts: what's for sale, how long it's been sitting, the price history, what comparable homes sold for. The MLS happens to deliver that today. The institution is negotiable. The outcome is not.Which is where my skepticism about Rob's proposal — and Compass's endorsement of it — begins. Compass says it'll put every listing in the MLS on day one. But their entire three-phase strategy is built on keeping listings out during the early marketing window, explicitly to shield sellers from "negative insights" like days on market and price history. You can't enter a listing as active and stop the MLS from capturing that data. So either the 3 p.m. strategy breaks, or the commitment means something other than what it sounds like. And here's what the "sellers are consumers too" framing misses: in American real estate, the buyer and the seller are usually the same person — 79% of buyers are repeat buyers. The same person who wants their days-on-market hidden as a seller wants to see it as a buyer. This was never a grassroots consumer movement. It's a corporate strategy, started by one brokerage, dressed in consumer-centric language. Strip IDX and syndication on the promise that everyone plays nice once the mechanism is gone, and that's not a trade — it's a Faustian bargain. For now, I'd rather live with the devil I know.Originally published on Realtor Gone Rogue, April 17, 2026. • How I'm Using AI to Build My Business (And What It's Doing to My Brain)
    Oct 12 2026

After three weeks going deeper than I ever expected on MLS policy, private listings, and the housing market the public deserves, it's time to come up for air. Today's post is about AI — and I don't blame you if you groan. I'm feeling the fatigue too. But there's a version of this conversation almost nobody's having, and it's the honest one.

Here's the sunshine: for the past year I've treated ChatGPT and Claude as sparring partners, not ghostwriters. I don't ask them to do my thinking — I ask them to argue against it, hard. I'd rather find out I'm wrong at 10 p.m. with an AI than in a comment section the next morning. On the building side, I rebuilt my entire real estate website in two days with Claude Code, and spun up tools — an HOA/CC&R risk analyzer, localized community pages, a Reddit monitor — that didn't exist six months ago. I still can't write a line of code.

And here are the dark clouds. AI hasn't helped me work less — I work more. When the only constraint on building something is your own imagination, the bottleneck is you. It's a jet engine bolted to a Honda Civic. There's a new kind of mental fog, a low-grade FOMO, and a widening gap between efficiency (exploded) and effectiveness (not so much). Friction used to be a filter; AI removed it, so now I go deep on everything and fail faster than ever.

There's no tidy conclusion here, and I'm not going to pretend the answer is "balance." What I'll say is that a lot of people are quietly feeling some version of this, and the dominant "AI will save us / destroy us" narrative leaves no room for "it's making me better and also making me a little crazy." That's the conversation I think we need — asking not just what you're using AI to build, but what it's doing to your sanity.

  • Should the MLS Do Less? A Conversation with Rob Hahn
    Oct 9 2026
Three and a half hours. No agenda, no prep. After CRMLS sued Compass — and Compass threatened to sue every MLS that fines agents for publicly marketing office exclusives — Rob Hahn (Notorious R.O.B.) and I sat down to work through the question underneath all of it: who is the MLS for?Rob's position: the MLS should go back to its roots as a B2B cooperative of brokers — mandatory submission, full cooperation, and no role in marketing or public display. Mine: consumer behavior has changed, buyers now find homes before they hire agents, and public display is where cooperation happens today. We get into IDX as the "original sin," who actually creates listing data, whether consumers have any right to see every home for sale, Clear Cooperation and private listing networks, buyer agency and fiduciary duty, whether Compass would actually comply with a cooperation-only MLS, and what happens to the MLS — and to small brokerages — if nothing gives. We disagree on a lot. We agree on more than you might expect: buyer agency as practiced is badly flawed, the status quo isn't sustainable, and this industry needs more conversations like this one and fewer lawsuits. Tell me in the comments where you land, and what you wish either of us had pushed harder on.This conversation is posted on both my channel and Rob's.CHAPTERS 0:00 Why this conversation 3:02 Going long-form 5:47 Reacting to CRMLS suing Compass 10:06 "MLS do less": brokers vs. MLSs 13:29 Why big brokerages want this 19:02 Agents are the customer 24:02 IDX as the "original sin" 30:53 What if syndication had been separate? 36:33 Should every buyer see every listing? 43:05 Is buyer agency broken? 49:19 The case for subagency and hourly pay 56:08 Why brokers want the MLS out of marketing 58:47 Who actually creates listing data? 1:05:00 Is the end of the MLS inevitable? 1:09:34 Fiduciary duty: "not your lane" 1:15:27 A level playing field and "full access" 1:23:51 Cooperation and a single source of truth 1:27:26 What replaces public display? 1:30:50 Clear Cooperation and private listing networks 1:36:37 The MLS as a private club 1:41:26 Consumer education and representation 1:47:53 Data standards vs. marketing 1:52:48 Big brokerages and unrepresented buyers 1:58:13 Would private networks really submit listings? 2:06:43 Who leaves the MLS, and what portals are worth 2:15:13 Would Compass actually comply? 2:24:37 Fewer, better agents 2:31:05 The builder "closer" story 2:33:28 Who is the customer? 2:37:00 The $35K check 2:39:27 Why "MLS do less" doesn't sit right with me 2:42:29 Rob: the transition isn't hard 2:45:29 Codifying public display, and where's the evidence? 2:48:07 Did things get worse after IDX? 2:50:53 Portals vs. a trusted agent 2:54:00 Something's gotta give 2:56:48 Is public display part of cooperation? 3:03:02 Do consumers have a right to see listings? 3:09:20 Exposure, pricing strategy, and fiduciary duty 3:18:57 If MLSs codify display, big brokers leave 3:24:28 Wrap-up—Rob Hahn — Notorious R.O.B. → https://www.notoriousrob.com/ My latest piece, "Compass Is Right (and Still Wrong)" → https://realtorgonerogue.substack.com/p/compass-is-right-and-still-wrong Summer Goralik, "Turns Out, 'Seller Choice' May Be About Broker Choice" → https://complianceneversleeps.substack.com/p/turns-out-seller-choice-may-be-about CRMLS files federal suit against Compass (Inman) → https://www.inman.com/2026/10/06/crmls-compass-rules-listings-antitrust/ Subscribe to Realtor Gone Rogue → https://realtorgonerogue.substack.com Follow Nick on LinkedIn → https://linkedin.com/in/nickaufenkampNick is a practicing broker leading The Tartan Team (https://thetartanteam.com) in SW Washington.
