There is no seat in this system from which you can do nothing. Every seat is therefore responsible, weighted by what it knows and what it can move. A community association is a deterministic system with a fifty-year memory. Nothing in it is random. A reserve study read or shelved. A policy renewed or re-shopped. An engineering report circulated or filed. A bid taken on price or on scope. Each one is an initial condition, and the system iterates it for decades. That is why two associations that look identical in year one are unrecognizable in year twenty, and why the failures that reach the news were never accidents. For forty years this industry has built remedies for competence, because competence can be taught, tested, credentialed, and sold. But in nearly every case that ends in catastrophe, nobody lacked information. Somebody knew. Competence tells you what the work is. Character determines whether it gets done when doing it costs you something. Homeowners Association & Chaos takes the system apart seat by seat: the volunteer director and the owner, the manager, the attorney, the broker and the underwriter, the reserve analyst, the engineer, the contractor, the lender. It traces where each one's effort, or the absence of it, finally lands. This is not an indictment. It is a standard, and an argument that character is not a virtue we hope for but a structure we build.©2026 Ian Knight (P)2026 Ian Knight
