Karl Pearce is an ex-Royal Navy serviceman, business owner and property investor who bought an industrial site in Cornwall for £200,000, despite it having a cannabis farm, 2,500 tonnes of fly-tipping and 15 enforcement notices. After investing just shy of £600,000 transforming the site, he secured a £1.3 million valuation.

Having sold his residential portfolio to focus entirely on commercial property, Karl joins us to explain why he believes the numbers make more sense, with build costs around half those of a house, the potential to generate the same rental income and far less red tape. He shares his approach to commercial property, the realities of transforming challenging sites, and why he made the move away from residential.
