Useful Information

I really enjoyed listening to this book, however, it took me a little bit to get through, as it was a little challenging to follow. Nothing wrong with the book, however, it is just that for myself, I will probably need to physically have the hard back book, so that I can follow along with the forms that are mentioned in the book and calculate everything down. I started purchasing investment real estate at 24 and wish that I knew some of the hints and suggestions that are given throughout this books, prior to my first purchase. I have been extremely lucky in my properties, however, I think I might have been more successful had I followed some of the suggestions. As I am looking to purchase another this year, this book will be very useful for me.

An easy entrance into rental properties

My husband and I listened to this together. He has always been interested in having rental properties but most of the material out there is...inconclusive. Most of the information out there is people's opinions, not a step by step process. This audiobook is what we had been looking for. I've always liked books that come from the author's personal perspective and tell it how it really is. This book is a no-nonsense guide to getting it right the first time. Take the trial and error and immense risk out by reading/listening to this book first. The audiobook also comes with a great pdf that helps you put the ideas into practice. I received this book in return for my honest review. As we get closer to investing in a property ourselves I know we will come back to this book again at each step.

Very educational

This book is very informative and seems like it could really help a person get started with making some smart lifestyle and career changes. The mix between advice, structure of the process, and personal experience really gives a clear idea of what to expect without making it seem like a scam or that it is too good to be true. Definitely needs the connected references on his website and maybe a second read or listen but probably worth it.
The narrator doesn't take things over the top when speaking but is still engaging so you won't get bored with listening.

Step-by-step what you need to know to get started

This book took a long time to get going. From chapter 16 forward the book was a detailed step-by-step guide to get started with rental properties. Stay with it, and you will receive all of the information you hoped for. Even starting from Chapter 16, this book is definitely worth a credit.

In no particular order (I didn't take notes, but I should have):
- How to get your personal finances in order
- How to select a country, city, and community to look for properties
- How to determine the right price to pay to achieve your desired return on investment capital
- How to work through the offer and inspection process
- How to get financing and work through the closing process
- How to prep the home for renting and attract the optimal tenants
- How to evaluate and select a property management company
- How to evict a trouble tenant and how to improve your chances of finding better tenants to avoid this
- How to manage the operation of your rental business to stay profitable

I absolutely couldn't stand the narration of this book. However, I found the content so detailed (once it got started) that I still consider this easily worth a credit. If you've considered investing in rental properties but have little to no experience, this book will give you a solid foundation.

Don't quit your dayjob

Don't expect the secrets of being a millionaire here. It has good ideas but nothing you probably didn't already know.

Good Information on Property Investing

I received a free copy of this book in exchange for an honest review.

The book covers not only how to obtain rental properties but provides some sound advice on finances. There is a lot of good information on how to evaluate properties to purchase and how to evaluate all of the costs associated with owning a rental property. It not only covers the possibility of owning rental properties in the United States but throughout the world.

Overall, I liked the book and the information contained in the book but, throughout the book, there are references to diagrams in the book - which I could not see and are not adequately described. Also a detriment to listening to this book is that there are equations [math problems] to help you determine whether the property is viable to be purchased as a rental [this info is great] -- the problem, at least for me, is to visualize these math problems as I was listening and it's easy to lose track -- this might be a reason to actually get the written book.

The book mentions supplemental materials and directs you to a website to obtain them. I went to the website and found an offer to receive the book for free with the bonus of the supplemental materials mentioned in the book. In order to receive the book/supplemental materials, you had to register your personal information on the website. I could not find anyplace on the website to access the supplemental material referenced in the book. However, because I received a free copy of the book, I was sent a direct link to access the supplemental materials. http://www.employeemillionaire.com/re...
In order to access these materials, you are asked to provide your information to the website. After entering your name/email, you are taken to a page where you are asked to buy coaching videos for a reduced price. You have to scroll through the whole sales page to the very bottom where [in very small font] you can decline the video coaching package. The next page is to create an account on the website. I did not continue with trying to obtain the supplemental materials.

Hard to listen to..

This audio book is very hard to follow at times. I do most my listening to books while driving and this book is constantly referring to figures and charts.. I've never liked audio books that refer to visual aids, because I have to stop what I'm doing, open a webpage, and search for the picture they're talking about.. If I'm going to do that; I'd be better off reading an ebook or a physical book.

Some of the advice seems rather poor as well, but the narration is okay despite some rather long pauses between sentences at times.

I think you should probably just get an ebook when it comes to this if youre interested, the audio book is not worth it at all.

Rental Properties

Overall I thought it was pretty good. A plus is, this is not just an book about rental properties, there is also quite a bit of good information about personal finance in general. It would be quite useful to read even if rental properties aren't your thing.

The A to Z Guide to Real Estate Investing

Great guide with step by step process to building wealth with rental properties.
Templates and worksheets from www.employeemillionaire.com/resources are very useful. Thanks to the author
