This is an updated version of the book that accurately predicted the global stock market crash of 2008, the bursting of the real estate bubble, and Ben Bernanke's unprecedented overreaction via quantitative easing programs. First published in 2008, the book quickly became a best seller not just for its timely insight into precious metals investment but for its amazingly accurate prediction of a "roller-coaster crash" - the manipulated whipsaw between inflation, deflation, and back again.

Great Book for Americans not British
What would have made Loopholes of Real Estate better?
Maybe a good book for the USA market but definitely not for the UK as all it talks about is US property market and its laws, loop holes etc, etc and completely waste of money for anyone living outside the US.I also got a strong feeling that it was in many ways out of date. Do NOT BUY.

Yikes
Obviously asking questions is the way to get answers. But sometimes you don't know what questions to ask. This book answers those questions. It's kind of scary all the mistakes people have made but you don't have to make them and this book damn sure helps you avoid timely and financial disasters.

Fills in the Legal Info left out of most REI books
I have tried to read every REI book I can find. Most cover the same topics (which are crucial to becoming a successful investor). However, I had been left confused on entity structure (C Corp, S Corp, LLC, etc) until this book. Mr Sutton does a great job of explaining things and providing examples.
I have read all the Rich Dad advisor books (and the original books as well). This is the one that has benefitted me most.

A must read before purchasing Real Estate!!!
If you could sum up Loopholes of Real Estate in three words, what would they be?
Cover your ASSets!
What was one of the most memorable moments of Loopholes of Real Estate?
That you need to form a Corporation before investing in Real-Estate and get a hefty Insurance policy. (I plan to get a $1 million policy)
Any additional comments?
This is an excellent book to read about Investing in Real Estate. Even though they recommend to take money out of Tax Sheltered investments (which I think is a bad idea in the history of bad ideas!) Real Estate is high risk, high return and should be handled accordingly. Overall this is an excellent audio book and should be listened to before investing.

A must for real estate novices and experts
Would you listen to Loopholes of Real Estate again? Why?
Yes. The knowledge imparted in this book was done in a highly entertaining, informative way. Furthermore, listening again as a refresher on the concepts in this book will be extremely helpful in retaining the information in this book.
Who was your favorite character and why?
Calvin the bull-riding country boy. He and his girlfriend Mariah continue to find ways to acquire their dream duplex and then lose it by using a jailhouse lawyer's advice on how to hold title as a way of asset protection.
Have you listened to any of Garrett Sutton’s other performances before? How does this one compare?
Yes. This performance compares favorably with Sutton's other narrations in the sense of, it is the same caliber: Excellent. Sutton's folksy, conversational style leaves you thinking that you aren't actually listening to a narration at all; you could just as easily be sitting in Sutton's law office having a personal conversation with the man.
Did you have an extreme reaction to this book? Did it make you laugh or cry?
No. This is not a drama or work of fiction. It is a self-help book on real estate investing.
Any additional comments?
Garrett Sutton's book, "Loopholes of Real Estate", is the best and most comprehensive book that I know of to frame a person's perspective of real estate investment through the lenses of tax minimization, asset protection, and cash flow maximization. Mr. Sutton, formerly a real estate broker himself and currently a real estate investor and attorney, brings real life experience, the law, and the professional knowledge of some of Robert Kiyosaki's greatest Rich Dad Advisors to bear in this outstanding work. This book is a survey of real estate law and investing concepts that is an absolute steal as a mass market product. The information in this book is sold for hundreds if not thousands of dollars in other media such as seminars, academic courses, and professional books.
