Unlistenable due to the terrible narration.

What could have made this a 4 or 5-star listening experience for you?

For a start somebody else could have read it. Then I might have found out if the book was any good. After 15 minutes I couldn't listen anymore.

Has America's Secret Hauntings put you off other books in this genre?

A bit.

How could the performance have been better?

Well not having a narrater who sounds like robot doing a world tour of different English speaking accents in each sentence would have been a start. I might even have gotten used to that if the delivery was not so bizarre in it's inappropriate emphasis giving the impression that the narrater had absolutely no understanding of the meaning of what it was reading (much like a computer).
